FIRST
RESIDENTS MOVEINTO THE NEW COMMUNITY OF FAIRWOOD
Fairwood, Md, -- The new community of Fairwood welcomed
its first new residents this week as several homeowners
began moving into their beautiful new homes.
On February 28, 2003 the community
welcomed Nathaniel and Terri Smith, Fairwood’s
first homeowners. It was then that officials of The
Rouse Company, the community’s developer, and
Patriot Homes turned over the keys to the home at 12334
Eugenes Prospect Drive. Mr. Smith, 32, is employed at
the Department of Defense and Mrs. Smith, 32, works
at National Science Foundation. Both are very excited
about moving to Fairwood and into their new Patriot
home. They are very familiar with the area since Nathaniel
is a Bowie High School graduate.
The Smith’s say that they “were
attracted to Fairwood because it’s a planned community,
developed by the Rouse Company, who developed Columbia,
Maryland. Its open space, safe environment, and natural
beauty create the perfect place to raise a family.”
Formerly the Fairwood Turf Farm, located
in Prince George’s County between Annapolis and
Washington D.C., adjacent to Route 450 and U.S. 50,
the community of Fairwood will encompass more than 1,000
picturesque acres that offer a variety of home styles,
recreational amenities, and future retail and commercial
components. In addition, the project will preserve the
aesthetics of the existing woodlands, miles of walking
paths and park-like settings that are unique to the
Fairwood property. Each new homeowner will become a
member of the prestigious Sycamore Club at Fairwood,
which will include access to exclusive recreational
activities, a clubhouse, swimming, and tennis.
The Fairwood Community is located just
off Route 450 at Fairwood Parkway, near the intersection
of Routes 193 and 450. Since the Model Home Park, featuring

OPENING OF FAIRWOOD MODEL HOME PARK TO BE HELD OCTOBER

Fairwood, Md., -- At 11:00 a.m. on Saturday, October
12th, officials of The Rouse Company and Prince George's
County will join the principals of seven of the region's
most prominent home building companies for an official
ribbon cutting ceremony to mark the opening of the much-anticipated
Model Home Park at the new community of Fairwood. As
part of our weekend celebration, visitors will be treated
to refreshments, music and fun-filled activities for
children.
The Fairwood Model Home Park will be
comprised of seven magnificently decorated single family
model homes by Allan Homes, Goodier Builders, Mid-Atlantic
Builders, Patriot Homes, Nu-Homes, Ryland Homes, and
the Williamsburg Group.
Located just off Route 450 at Fairwood
Parkway, near the intersection of Routes 193 and 450,
the model homes will be open daily from 11 a.m to 6
p.m.

Developer donates 30 acres to county
for soccer fields; company to build homes, stores, offices
on site

Journal staff writer Gene Roberts said
he knew the moment had been a long time coming.
Farming the Fairwood Turf Farm in Glenn
Dale, Roberts said he has known the more than 1,000
acres his family and two other families have farmed
for generations would eventually be surrendered for
development.
The families moved forward to develop the land with
homes in the mid-1980s, but hit many bumps in the road.
With a blast of confetti Thursday,
the moment Roberts knew had been coming arrived as Roberts,
County Executive Wayne K. Curry and the developer kicked
off a planned 1,800-home development.
The developer, the Columbia-based Rouse
Co., also gave the county the deed to 30 acres along
Route 450. The land is the future home to three soccer
fields the county will eventually build.
Rouse Co. plans to build about 1,800
homes, 100,000 square feet of retail space and 250,000
square feet of office space on the 1,050-acre site located
between routes 50 and 450, east of Route 193.
Marye Wells-Hartley, acting parks and
recreation director, said the developer was required
by the county to provide the soccer fields and the park
will be open to all in the county, not just those who
live at Fairwood.
“It’s a good opportunity for the citizens
and we need the soccer fields,” she said.
Wells-Hartley said soccer is a fast-growing
sport and the county needs more fields. The county is
looking for alternative funding sources to help build
the fields, she said.
Curry said the development “is one of the most
bedazzling gems… anywhere in the Washington area.”
“This really shows what you can do with an elegant
vision and a little bit of courage and tenacity.”
he said. “You’re not just building houses
but building a community.”
Construction activity will begin on
the property soon, with grading beginning in December,
along with road construction and utility work. Albert
F. Edwards, a development director for Rouse Co., said
a model home park should be up by the end of September,
with homes up by early 2003.
The development is being built in three
phases and the company anticipates an eight- to 10-year
build-out, Edwards said.
The project has drawn criticism from area residents
who have said the development will bring congestion
to roads in and around Bowie, as well as overburden
county schools, services and the environment. Land is
set aside on the property for an elementary school and
trails will be built through a stream bed area.
The Rouse Co. also agreed to pay $5.5
million over several years to help widen a half-mile
portion of Route 450 from Route 193 to Bell Station
Road.
The city of Bowie and the Glenn Dale
Citizens Association had taken the development to court,
arguing that county officials did not require an adequate
traffic plan when it approved preliminary development
plans. But two courts upheld the county’s decision.
Roberts said he was pleased most of the trees will remain
and the fence rows will define the community.
“I’ll go to my grave grateful they’ve
planned around the trees,” he said.
Roberts said farming will continue on portions of the
property until it is needed by the Rouse Co. for development.
“This land has been good to us for generations,”
Roberts said. “This is the ultimate crop and we
want it to do as well as all the other crops.”

Fairwood, Md., -- Officials of Rouse-Fairwood, LLC (a
partnership comprised of affiliates of The Rouse Company
and members of the Roberts, Bowie and deClairmont families),
Prince George's County Executive Wayne K. Curry and
invited dignitaries will gather on November 1 at 11:30
a.m. for the celebration of the planned mixed-use community
of Fairwood. The event will be held at the Roberts'
family homestead at 12307 Annapolis Road within the
Fairwood community.
Formerly the Fairwood Turf Farm located between Annapolis
and Washington, D.C., adjacent to Route 450 and U.S.
50, the Fairwood community will encompass more than
1,000 acres, offering a variety of home styles, recreational
amenities and future retail and commercial components.
In addition, the project will preserve the aesthetics
of the existing woodlands, historical farm lanes and
park-like settings that are unique to the Fairwood property.
As part of the Fairwood kickoff, Anthony
W. Deering, chairman and CEO of The Rouse Company, representing
the Rouse-Fairwood LLC, will present the deed to a land
parcel, which will be used for a soccer complex for
Prince George's County, to the Maryland-National Capital
Park and Planning Commission.

located on 30 acres at the corner of Route 450 and Fairwood
