Fairwood will provide its residents with a wealth of opportunity to spend their free time enjoying the outdoors. The existing physical features have been enhanced so that the residents will enjoy the openness that has been preserved as well as a strong sense of community. In fact, 35% of the total project will remain as "open space", areas encompassing a pedestrian pathway system and several parks.

Since the inception of planning, careful attention has been given to the ecology of the land, with emphasis on preserving the natural vegetation including the deciduous tree rows and existing farm lanes. These natural borders are being maintained as an intricate 7 mile system of pedestrian pathways, which will link to the master trail system for Prince George’s County. These walkways will meander throughout the community, and also provide convenient access to a variety of residential and community parks.

A 30-acre parcel of land has been dedicated to the Maryland-National Capital Park and Planning Commission to be used as a soccer park. This is just the first of three community parks that will be dedicated to and used by Prince George’s County for recreational purposes. There are also several "pocket parks" that will be located within each of the neighborhoods, typically at the end of the street or cul-de-sac. These areas will be used for informal play and may include equipment for which small children may play or simply informal seating areas where neighbors can relax and enjoy families and friends.
